A Local’s Wisdom from Holly Noto, Top Producing Peninsula Real Estate Agent

If you’ve been watching the San Carlos and greater Peninsula market this year, you’ve probably noticed something: the numbers tell a more nuanced story than the headlines suggest. Prices have softened slightly from last year’s peak, yet homes are still moving fast and sellers are still winning provided they walk in prepared. Here’s what the data actually shows, and what it means for your next move.

Where Prices Stand Right Now

San Carlos remains one of the most competitive housing markets on the Peninsula. The median sale price for a home in San Carlos landed around $2.3 million this past month, a modest 3.4% pullback from a year ago a normal cooling after several years of sharp appreciation, not a sign of a weakening market. Typical home values across the city sit near $2.16 million.

What hasn’t cooled is demand. Homes in San Carlos are receiving five offers on average and going under contract in about 35 days. In many cases, well-prepared listings are selling even faster than that, especially updated homes that are priced right from day one.

Why This Is Still a Seller’s Market

A few numbers explain why sellers continue to hold the advantage:

  • Inventory remains tight. Active listings are still well below what would typically define a buyer’s market, which keeps competitive pressure on well-located, move-in-ready homes.
  • List-to-sale ratios stay strong. A meaningful share of homes across the Peninsula continue to sell at or above asking price, particularly when they’re marketed well and priced with the current market in mind rather than last year’s comps.
  • Days on market remain short. Buyers are acting decisively when a home checks their boxes, which rewards sellers who invest in preparation, staging, and pricing strategy before the home ever hits the MLS.

For homeowners weighing whether now is the right time to sell, the takeaway is simple: conditions still favor you, but the margin for error is smaller than it was two years ago. Pricing a home even slightly out of step with today’s buyer expectations can mean sitting on the market longer than you’d like.

What This Means If You’re Buying

Buyers finally have a bit more room to breathe. Slightly more inventory means more options to compare, and the modest price pullback has opened the door for some buyers who were priced out during the last few years. That said, “more room” doesn’t mean “no competition.” Homes that are well-priced and well-presented are still drawing multiple offers, so the buyers who win are the ones who show up prepared pre-approved, clear on their must-haves, and ready to move quickly when the right home appears.

My Advice for This Season

Whether you’re getting ready to list or you’re actively house-hunting, a few things matter more right now than they did a year ago:

  1. Price to today’s market, not last year’s. Comps from twelve months ago can be misleading in either direction.
  2. Lead with presentation. In a market with more choices for buyers, the homes that stand out are the ones that show the best not just the ones that are priced the lowest.
  3. Move decisively. Both buyers and sellers benefit from having their paperwork, financing, and strategy in place before it’s needed, not after.
